Catellus Development Corporation is a publicly traded real estate development company that began operating as a real estate investment trust effective January 1, 2004. We focus on managing and developing predominantly industrial property in many of the country's major distribution centers and transportation corridors. Catellus' principal objective is sustainable, long-term growth in earnings, which it seeks to achieve by applying its strategic resources: a lower-risk/higher-return rental portfolio, a focus on expanding that portfolio through development, and the deployment of its proven land development skills to select opportunities where it can generate profits to recycle back into its core business.

Our rental portfolio, which at December 31, 2004, consists of approximately 40.5 million square feet of commercial property, of which approximately 90% is industrial space, provides a relatively consistent and stable source of earnings. Much of our rental portfolio is located in the country’s top tier distribution markets including Southern California, Chicago, Dallas, and Denver. Recently, we entered the Atlanta market with a build-to-suit industrial lease for one million square feet in three buildings, and acquired a well-located land parcel in northern New Jersey. The majority of our rental portfolio is relatively new and has been developed by us. Our customers include high-quality firms that want state-of-the-art buildings capable of accommodating the needs of today’s distribution technologies.

To facilitate opportunities for future development, we continually replenish our supply of land in our target markets. At December 31, 2004, our land portfolio was capable of supporting over 29.9 million square feet of industrial development.
